What are your application requirements?

18 years old, have government issued ID, must sign Texas Apartment Association lease contract, must pass credit and background check, 

How much is the security deposit?

$250 - $550

How much of the security deposit is refundable?

All of it unless a cleaning charge is necessary or there is damage or stolen items.

Is there an application fee?

You are required to complete a rental application, pay a non-refundable application fee up to $50.

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

All applicants are subject to approval by way of a credit, criminal background, income and rental history check.

Can I apply online?

What fees/deposits are due upon applying? Moving in?

An Application Fee is due upon applying. Administration, deposit* & prorated first months rent is due at move in.  In the event your move-in date falls between the 25th day and the last day of the month, you will be required to pay the prorate for the move-in month, plus the following month’s rent at the time of move-in. Certified funds may be required for conditional approvals. 

When is rent due?

All rent and miscellaneous monies owed are due on the first day of each month

How can I pay my rent? What forms of payment are acceptable?

Through our online payment site.

Is there a late fee for overdue payments? Is there a grace period?

Late fees ar $75 on the 4th and $15 each additional day late up to the max late fee of 10% of the rent.

Is renter's insurance required? (Add details, how much, what kind.)

You are required to maintain a minimum of $100k in renter’s liability insurance for the duration of your residency. As a resident, you are automatically approved for an affordable monthly renters insurance policy through ResidentInsure. 

Are utilities inlcuded? (Which ones specifically.)

Utility Billing set-up including water, wastewater, pest control and trash collection is handled by the on-site property management.  You will automatically have these services active at the time of your move in.  No set up is required on your part.  Water and wastewater are billed separately, usually 1-2 months in arrears and are in addition to the recurring charges on your lease agreement.

What utilities are not included in the rent?

No utilities are included in the rent.

What costs are not included in the rent?

A monthly trash/pest control/concierge/parcel service fee of $10.00-$40.00 per month.

Are the apartments furnished? What is included?

No. 

Do you have items I can rent?

No.

Are corporate rentals available?

Leaseholders may only be an individual(s) name and not a business name.

What happens if I need to move out before my lease expires?

You will be charged a re-letting fee. You will also be charged back any concessions you have received within the current lease contract. In addition, you will be charged accelerated rent through either the end date of your lease contract or until the day before a new resident occupies the apartment, whichever comes first.

Are there any fees associated with moving in or moving out?

All residents will be responsible for a cleaning charge regardless of the condition of the apartment unless resident provides receipt of having the home professionally cleaned and meet management standards before move-out. The above pricing does not include hardwood floor damages or damages that exceed normal cleaning or wall damage. Flooring replacements are also not included.

Can the apartment be listed on AirBnB?

No.

What are the occupancy limits?

Two persons per bed room (not including children under 24 months).

Can the apartment be sublet?

No.

What are hours of the leasing office?

Mon - Sat 8:00am - 7:00pm Sunday 12:00pm - 6:00pm

What are the hours for the fitness center?

24/7

What are the hours for the pool?

9:00am to 10:00 pm daily.

What are the hours for the business center?

Mon - Sat 8:00am - 7:00pm Sunday 12:00pm - 6:00pm

What property amenities are included?

24/7 Fitness center, business center, personal trainer, swimming pool, outdoor kitchen, Starbucks café, park with jogging trail, dog park, play ground.

Do you offer recycling?

Yes.

Do you have free internet/WiFi? (Where is it available.)

In the business center.

What internet service options are available?

AT&T.

Do you have cable?

Yes.

Can I reserve your community room?

No.

Do you have package lockers/how do I get my packages?

Package Management Services will be provided by Parcel Pending Inc. (“Parcel”) for each resident. To utilize the Parcel service residents must respond to the invitation from Parcel, and create an account. Parcel will deliver packages to the onsite package locker.  Resident will be notified of a delivery of a package to the locker through the resident portal.  Packages may not exceed the capacity of the locker.  

Is storage included?

Storage units are  available for an additional monthly fee.

What are pool hours and seasonal availability?

Pool hours are from 9:00am to 10:00 pm daily

I have a non-emergency maintenance issue. Who do I contact?

Resident(s) will  need to place repair request on portal or app. 

I have a noise complaint. Who do I contact?

The front office (940) 294-8152. For after-hours noise complaints, please call and leave detailed voicemail for courtesy officer including resident name, apartment number, phone number, and concern. 

What decorations or changes to the apartment are prohibited?

Window screens may not be removed.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

Smoking is prohibited in common areas and designated smoke free buildings throughout the community.

I need emergency maintenance. Who do I call?

For emergency maintenance,please call (940) 294-8152 and leave a detailed voicemail on the emergency maintenance voicemail. Resident(s) will also need to place repair request on portal or app. 

Do you allow pets? What is the pet policy?

Pets are permitted with a signed pet agreement, a $250.00 pet fee per animal. There is a monthly pet rent of $20 per pet

What is the parking situation?

There is unassigned and assigned covered parking.

What do I do if someone parks in my parking spot?

Call the leasing office. For after-hours parking issues, call (940) 294-8152 and follow prompts for courtesy officer voicemail. Please leave a detailed voicemail if no answer including resident name, apartment number, phone number. 

What is the policy for guest parking?

Guests must park in designated areas only.

Can residents put personal grills on their balconies?

No outdoor grilling or storing of grills is permitted on the patios, balconies, walkways or breezeways at any given time.

Are there restrictions for what can be put on balconies or patios?

Only outdoor grade patio furniture allowed. Patios and balconies may not be used as storage areas, clotheslines.

What is the procedure for moving out?

Provide the management office with a sixty (60) day written TAA notice to vacate form. Provide the management office a correct forwarding address.  Disconnect all utilities - telephone, internet, electric, water, and cable (if applicable).  Pay any monies owed.  Follow move-out cleaning instructions

What school district serves the community?

Aubry ISD.

What kinds of washers and dryers do in-apartment hookups accomadate?
